What do you hope to do with the land?

The plans for the new Restaurant Row include updated dining offerings, new retail space, landscaped pedestrian connections, a neighborhood park and a range of housing designed to facilitate a live/work environment. Click here to read a complete project description.

Why are you proposing these changes?

We believe that Restaurant Row is a valuable community resource that is important to preserve. Our goal is to celebrate the legacy of Old California Restaurant Row through the revitalization of the site with updated commercial and outdoor spaces, in a manner that enhances the atmosphere created by the previous Old California Restaurant Row, and complements the surrounding environment and neighborhoods.

Who is the Owner / Developer?

Lennar Homes is designing and developing the Project. The owner of the Project site is Elizabeth Papera.

What can we expect from you as our neighbor?

Lennar Homes prides itself on being a good neighbor. From one-on-one community engagement and small group meetings to public workshops and open houses, there are a variety of ways we’ll be interacting with the community and providing updates on the project. What are the current land use designations for the property?

​The current land use designations for the property are Industrial and Mixed-Use (MU1) — meaning the addition of residential was envisioned for this space as part of the long-term planning for San Marcos Blvd. Read more.

Where are you in the approval process?

The application for Restaurant Row is currently under review by the City.

What’s next?

Following the Information Meeting in December, we’ll be revising our application to incorporate City comments and community feedback. Once the application has been deemed complete, the environmental review process will begin in compliance with CEQA.
